dc.description.abstract The study is examines the critical analysis of the Unit Titles Act in urban land management case of Dar es salaam Region the problem which was being observed by the researcher was lack of freedom of association where by the Act under section 35(1) and (2) which provides that there shall be the land association where by the section contravenes with the constitution of united republic of Tanzania under Article 20(1) which provides for freedom of association. The study aimed at examining the effects when there is no freedom of association in unit titles/ condominium and it aimed to observe on what extent the Unit Titles Act has met the objective of National Land Policy of 1995 in urban land management the findings being gathered revealed that the Act has met the objectives of the National land policy where by the National Land Policy of 1995 in urban land the national land policy it opined that there has vertical ownership of land and the Act it has met the objective due to urbanization , and also the other objective which is access of land to all citizen where by the Act provides for ownership of land, also the effect of not having freedom of association it hinders the owners to do their personal things such as repair without the consulting the association also practically you cannot lease or sell without the consulting the association therefore it leads to bias, also the researcher found that there is lack of knowledge on unit title and also there is a challenge of price of a unit title or condominium. The researcher uses different approach in collecting data as through by primary data collection by interview with owners of the unit titles, land officers, Advocates, Judicial officers, National housing officers and laymen, but also researcher obtain data through by second data as researcher use Mzumbe University Mbeya Campus college library, Iringa University Library as well as on line material. The study recommends that there is a need of amendment of the Unit Titles Act, the government has to provide education concerning unit titles, and price should be favorable that at least many people can own unit titles. en_US
